What to expect when you apply, live in, and settle into an LTK home — plus our waitlist for future openings.
Screening criteria
We evaluate every applicant fairly and consistently. Here's what we look for.
- Gross monthly income of at least 3× the monthly rent
- Verifiable rental or ownership history for the past 24 months
- Credit review — we look at overall responsibility, not just a score
- No prior evictions within the past 5 years
- Government-issued photo ID for each adult applicant
- Non-refundable application fee per adult applicant (18+)
How to apply

- 2Submit an applicationEach adult in the household applies separately and pays the application fee.
- 3ScreeningWe verify income, employment, rental history, and run credit and background checks.
- 4DecisionMost applicants hear back within 2–3 business days.
- 5Sign & move inSign your lease, pay first month's rent + deposit, and pick up keys.
Resident policies
Rent is due on the 1st and considered late after the 5th. Pay online through your resident portal.
Submit requests through the resident portal. Emergency (no heat, water, or gas)? Call our 24/7 line first.
Case-by-case, per listing. Pet deposit and monthly pet rent apply when approved.
All LTK homes are non-smoking, inside and within 25 ft of the building.
Guests welcome. Anyone staying more than 14 days in a 6-month period must be added to the lease.
Required for all residents. Proof of coverage due at move-in with LTK Enterprise, LLC listed as an interested party.
